Preparing Your Home To Sell

Do you want to make a good first impression on presenting your home? Don’t let your prospective buyer loose interest on the first visit to your home. I have some very good suggestions to help you impress your potential buyers into deciding that your home is the one that he desires. If you follow these ideas, in the long run, you will sell quicker and at a better price.

  • Curb Appeal – Remember that when a prospective buyer views your property for the first time, he immediately forms an opinion of your property. First impressions do count so remember to make your front and back yards clean, free of clutter and in great shape. Be sure to cut your grass, trim plants and trees, weed and rake your yard. Remove your trash cans from view. Plant some blooming flowers or bushes by your front entrance. Don’t have a lot of vehicles parked in and around your property. Make sure your mailbox is in good condition and has your house number’s in good condition.
  • Exterior – Does the house need painting or can you get by with just a good powering washing? The buyers will notice, and may lose interest even before the come inside.
  • Entrance To Your Home - Clean, paint or replace this door if it needs it.
  • Cleanliness- If it is too much for you to handle, consider hiring a cleaning service because a sparkling clean home will certainly help you sell. Clean and sanitize each room from top to bottom including the walls, floors, ceilings, cupboards and windows. The entryway, kitchen and bathrooms are key areas and should be given special attention. If your carpet is old and needs replacing, you should consider replacing.
  • Eliminate Clutter – We all have clutter. In fact some of us are close to being packrats. You need to pack up, store, sell every little bit of clutter that you have accumulated from your knickknacks to unneeded clothes, furniture and junk. Remember if you have trouble parting with things, you can always take a picture of it and look at the picture later on when you think you miss that item. It takes up less space to keep a picture than it does to keep that bulky item.
  • Closets, cupboards and other storage areas should be neat and uncluttered. Box everything you do not use regularly and donate it, sell it, throw it away or store it. If you haven’t used it in a year, you probably don’t need it.
  • Kitchens – Keep your counters clear of clutter.  Make sure your appliances are clean and grease-free.
  • Little things Can Help Impress Your Prospective Buyer – Light scented candles prior to a showing and open your windows to air out your home. No one likes stinky smells from your pets or cooking. A vase of flowers will add warmth and charm to your home whether they be fresh flowers or silk flowers.
